Seventeen showings, two offers and an honest search focused on finding the right fit.
This buyer found me through a Google search after living in Madison for about a year. She was motivated to purchase her first home but wanted to make a thoughtful decision.
She needed someone who would listen, explain the process and be honest about the tradeoffs in each property.
Defining What the Right Home Meant
At the beginning of the search, she was still deciding what type of property would work best. She wanted a home she could enjoy now while also making a sound long-term investment.
Her priorities included:
- A fenced or fenceable yard for her dog
- At least two bedrooms
- A peaceful setting
- Garage or covered parking
- Limited immediate renovation
- Convenient access to the places already part of her routine
- Reasonable future resale potential
I created a customized property search and helped her compare different neighborhoods, home styles and price points.
Some properties had better finishes but were farther from the places that mattered to her. Others were more affordable but required substantial work. Touring those homes clarified which compromises she could accept and which ones would affect her daily life.
Honest Guidance Through 17 Showings
We viewed 17 homes together.
My job was to help her evaluate condition, location, renovation costs and future resale, not convince her to like every property.
When a home needed more work than made sense for her, I said so. When another lacked the fenced yard she wanted, she felt comfortable letting it go.
Each showing helped refine the search until she knew what combination of location, condition, price and potential felt right.
Learning Through the First Offer
When one property became a serious contender, we returned for a second showing and discussed what a realistic offer might look like.
Because this was her first offer, I scheduled a screen-share meeting and walked her through the price, earnest money, inspection protection and other terms. I wanted her to understand what she was signing and why each part mattered.
That offer was not accepted, but the experience helped her feel prepared when the next opportunity appeared.
Negotiating the Home That Fit
The second home offered the fenced yard, manageable condition and east side location she wanted. It needed some updates, but they were improvements she felt comfortable taking on.
I prepared an offer based on comparable sales and the work she planned to complete after closing. The seller countered with a higher price and adjusted terms.
Rather than simply accepting the counteroffer, I used the comparable sales and expected update costs to support a lower response. We preserved the inspection and radon protections that mattered while keeping the offer clean and straightforward.
The seller accepted.
Managing the Details Before Closing
Once the offer was accepted, my team and I coordinated the inspection, radon testing, transaction deadlines and closing preparations.
The inspection identified exterior maintenance, electrical questions and a lack of heat in the finished basement. I helped the buyer assess which items she could reasonably manage and which deserved further investigation.
The radon results came back low, and she ultimately felt comfortable proceeding without an inspection amendment.
Shortly before closing, an insurance question arose because documentation for the recently replaced roof was not immediately available. The insurer approved the policy using listing photos that showed the new roof, and I obtained the roof invoice before closing.
I also gathered information from the sellers about the home’s smart devices, garden irrigation, plantings and neighboring dogs so she knew what she was taking over.
The purchase closed within two weeks of the accepted offer.
