How I Helped a Longtime Sun Prairie Homeowner Sell in Four Days

After nearly 40 years in the same home, the goal was to honor what made it special while positioning it clearly for buyers.

Selling a home is rarely just about the property itself. For this Sun Prairie seller, it meant leaving a place she had known, cared for and understood for nearly four decades.

She knew what made the home different. My role was to listen to that perspective, identify what would matter most to buyers and build the preparation and marketing strategy around both.

A Home With Nearly 40 Years of History

From my first visit, it was clear that this was not a standard suburban property.

The home sat on nearly an acre with mature trees, perennial gardens and a setting that felt private and peaceful. The seller understood how the property changed with the seasons and what everyday life there actually felt like.

Those details mattered because buyers were not simply comparing bedrooms and square footage. They needed to understand the experience the property offered.

The seller had strong ideas about what deserved attention. No one knew the home better than she did. I brought the market perspective needed to determine which features would resonate with buyers and how to present them effectively.

Preparing the Home Without Erasing Its Character

Preparing a home for sale does not mean stripping away everything that makes it personal.

I coordinated with our staging partner to determine which furnishings and decorative pieces should remain and what needed to be removed or repositioned. Many of the seller’s existing pieces worked well, but the rooms still needed to feel open, purposeful and easy for buyers to understand.

We created a room-by-room preparation plan, coordinated professional staging and gathered detailed information about the home’s mechanical systems and improvements. I also arranged listing coverage through a home warranty during the sale period.

The seller took time to review the listing paperwork carefully before signing. I respected that process and answered questions as they came up so she could move forward confidently.

This was her home and her decision. My job was to explain the strategy, offer honest guidance and help her make informed choices without feeling pressured.

Marketing More Than the Property Details

Once the preparation was complete, I coordinated professional photography, floor plans and video marketing.

The presentation focused on the property’s setting and the way the home felt, not just a list of features. The mature landscaping, privacy and amount of outdoor space helped distinguish it from more typical homes in the area.

We used a delayed launch period to complete the staging and media before buyers could begin scheduling showings. That gave us time to introduce the home with a complete presentation rather than rushing it onto the market.

The pricing strategy also mattered. We needed to reflect the home’s value without pricing it so aggressively that buyers would hesitate to engage.

Evaluating Multiple Offers

The home attracted immediate interest after going live.

Within four days, we had multiple offers to evaluate. I organized the options so the seller and her family could compare more than the headline prices.

We reviewed each buyer’s financing, contingencies, appraisal protection, inspection terms and the level of assurance each offer provided.

The selected offer combined a strong price with terms that gave the seller greater confidence in reaching closing. An escalation clause ultimately brought the accepted price to more than 10% above asking.

The highest possible number is not always the best offer. The goal is to choose the offer that provides the strongest overall combination of price and certainty.

Managing the Details Through Closing

After accepting the offer, my team and I managed the inspection, septic inspection, appraisal, title work and closing timeline.

Because the home had a private well and septic system, there were additional appointments and details to coordinate. When scheduling information became confusing, I verified the correct timing and kept the seller updated.

Before closing, the buyers were also given an opportunity to meet with the seller at the property. That allowed her to pass along practical information about the home and helped create a thoughtful transition to its next owners.

In Her Own Words

“From the first time Cait Berry walked into my Sun Prairie home, I felt she genuinely appreciated what made it special. She took the time to understand not just the house, but the experience of living there, and she knew how to translate that into excellent marketing.

As a homeowner, I had strong ideas about what I wanted to showcase, while Cait brought the professional knowledge to fine-tune the staging, pricing, and presentation. She had a wonderful way of listening to my perspective while helping me see where a different approach might work to my advantage—always guiding, never imposing.

Her strategy worked: my house sold in 4 days at over 10% of the asking price. Cait was knowledgeable, responsive, personally involved, and wonderful to work with. I would recommend her without hesitation.”

What Longtime Homeowners Should Know Before Selling

If you have lived in your home for many years, you probably understand qualities that will never appear on a property data sheet.

That knowledge is valuable. The right listing strategy should make room for your perspective while applying current market data, professional preparation and an understanding of how buyers make decisions.

You should feel heard throughout the process, but you should also receive honest guidance about pricing, staging and presentation. The strongest results often come from combining what the homeowner knows with what the market is showing us.

If you are considering selling a longtime Madison or Dane County home, I can help you determine what to preserve, what to adjust and how to present the property in a way that feels accurate to you and compelling to buyers.
