How I Helped Out-of-State Buyers Find a Fitchburg Condo

A remote home search built around family, lifestyle and clear communication.

Moving across the country is complicated enough. Buying a home in a new area while living several states away adds another layer.

These buyers were preparing to relocate from Virginia to the Madison area to live closer to their adult children. We met in person while they were visiting family, but most of their home search and purchase would need to happen remotely.

My role was to help them understand the area, narrow down the right location and feel confident purchasing a home from several states away.


Finding the right area

The buyers initially considered downtown Madison and Middleton.

After spending time downtown, they realized they wanted somewhere less congested and more modern while maintaining convenient access to Madison. They were drawn to trees, water, walkability and a setting that would make everyday life easy.

Their ideal home was a garden-style condo or a property with the primary bedroom, laundry and main living areas on one level.

I created a customized property portal based on those priorities and helped them compare different areas and condo communities. Because they were new to Madison, I also shared local guidance and neighborhood videos to help them understand how each area might fit their lifestyle.


A home search that included the whole family

Their son and daughter-in-law already lived in the Madison area and became an important part of the search.

When promising condos became available, I coordinated local showings with their children while the buyers joined through live video. They could see the properties, ask questions and participate in real time without traveling back to Wisconsin for every showing.

After considering several options, they became especially interested in a condo at The Crossing in Fitchburg. It offered the main-level living they wanted, a comfortable setting and convenient proximity to their family.


Looking beyond the condo itself

With a condominium purchase, evaluating the individual home is only part of the process. Buyers also need to understand the association, its finances and any future projects or costs.

For this property, I investigated:

  • The association's roof-replacement schedule
  • A future special assessment
  • The buyer transfer fee
  • The condominium documents
  • An unexplained area of discoloration on the ceiling

The seller did not know what caused the ceiling stain and had not noticed an active leak. The inspection raised additional questions because the roof was already scheduled for future replacement.

I contacted the listing agent and property manager to clarify the replacement schedule and determine how the association would respond if an active leak were discovered.

Once we had gathered the available information, the buyers reviewed the inspection findings and condominium documents and felt comfortable moving forward.


Coordinating the purchase from Virginia

After the offer was accepted, my team and I managed the inspection follow-up, condominium-document deadlines and remote closing logistics.

Shortly before closing, the final amount and wiring information had not arrived as expected. I followed up immediately so the buyers could receive the figures and send the funds on time.

For the final walkthrough, Stephanie from my team attended with the buyers' son and daughter-in-law. The buyers joined through FaceTime to confirm that everything was ready, including a sticking pantry door that had been repaired.

The transaction closed remotely as planned.


A new home near family

The buyers found a Fitchburg condo that provided the main-level living and comfortable setting they wanted while placing them close to the family they were moving to Wisconsin to be near.
