How I Helped an Out-of-State Investor Purchase a Madison Multifamily Property

An 18-month property search became a complex five-unit acquisition requiring local knowledge, careful due diligence and steady negotiation.

Buying an investment property from across the country requires more than access to listings. It requires someone local who can help you understand the market, evaluate opportunities and step in when the transaction becomes complicated.

I worked with this California-based investor for about 18 months before he purchased a five-unit building in Madison. During that time, we explored different property types, neighborhoods and investment strategies so he could make decisions based on how Madison's rental market actually works.


Learning the Madison multifamily market

During a visit, I showed him several areas and multifamily properties while explaining differences in neighborhood demand, tenant populations, rents and long-term investment potential. We also discussed local considerations that can affect a property's performance, including rental regulations, lease timing and the condition of Madison's older housing stock.

The goal was to give him enough local context to recognize the right opportunity when it appeared.

Over the following months, I helped him evaluate several potential investments. We reviewed unit mixes, rent rolls, projected expenses, comparable sales and renovation needs. Some properties did not make sense at their asking prices. Others carried risks that outweighed their potential returns.

Finding the right five-unit building

The buyer eventually identified a five-unit building near downtown Madison that aligned with his investment goals.

Because he was out of state, I previewed the property locally and helped him evaluate its condition, rental income and surrounding rental market. I also gathered information about nearby properties and current rents so we could assess the opportunity beyond the listing materials.

Once he decided to move forward, I helped prepare an offer that reflected the property's financial performance and the local market.


What the inspection revealed

The inspection uncovered concerns that required closer evaluation, including older electrical wiring that could affect repair costs and insurance.

I coordinated contractor access, gathered estimates and communicated with the listing side while the buyer evaluated the work from California. Some insurance carriers required additional documentation or a plan for addressing the electrical system before providing coverage.

The inspection, insurance and financing pieces were closely connected. We needed a solution that addressed the property's condition without putting the buyer's financing or closing at unnecessary risk.


Working through a difficult negotiation

The buyer and seller had different views of the property's condition, anticipated repair costs and how those issues should affect the transaction.

I worked with the listing agent to keep the conversation moving and helped the buyer evaluate each proposal based on the numbers rather than the pressure of the moment.

We ultimately negotiated a lower purchase price and extended the financing deadline so the buyer had time to finalize insurance. This allowed him to move forward with a clearer understanding of the work ahead and its effect on the investment.


Coordinating the purchase from California

With the buyer living across the country, I served as his local point of contact throughout the transaction.

My team and I coordinated with inspectors, contractors, insurance agents, the lender, property management, the title company and the buyer's 1031 exchange team. We also arranged for him to complete the closing remotely from California.

The purchase closed successfully, giving the buyer his first Madison multifamily property and a foundation for future investments in the area.
