With all the digital noise in real estate today, would you believe me if I told you one of my most effective marketing tools is simply taking a walk through the neighborhood?

Want in on a little secret? My favorite kid friendly marketing strategy has helped me sell listings faster, find properties off market, and has sellers calling me directly to list their home. It might be old school, but it absolutely works.

 

The Boots on the Ground Approach

I have been using door hangers to help market listings, stay connected to our local neighborhoods, and uncover those hidden off market opportunities. This simple act has led to more real conversations than you might think.

While my kids scooter ahead of me on the sidewalk acting like they are officially part of the marketing department, I canvas the streets. The part no one tells you is that you do not need to be loud to be effective. I do not ring the doorbell because I do not want to interrupt anyone's day.

I simply leave the information behind, let people know what is happening in their local market, and trust that the right people will reach out when the timing makes sense.

And they really do reach out. Sometimes it is someone with a home they have been quietly thinking about selling who is curious about a modern home valuation. Sometimes it is a neighbor who keeps my name on the fridge and calls months later. Other times, it is just a genuinely good conversation on the sidewalk while we are out getting our steps in.
